Mandatory Energy Certification:
All homes and commercial properties must have an Energy Efficiency Certificate (EEC) when sold, rented, or appraised.
The rating scale ranges from A (very efficient) to G (inefficient).
New Buildings and Major Renovations:
New buildings must be nearly zero-emission.
Major renovations must improve energy efficiency according to the minimum legal standards.
Decarbonization:
The gradual elimination of heating systems using fossil fuels is encouraged.
Alternatives such as heat pumps, solar energy, or hybrid systems are promoted.
Impact for Property Owners and Real Estate Agencies:
Homes with higher energy ratings can be worth more and be more attractive to buyers or tenants.
Energy upgrades are recommended for properties with low ratings (E, F, or G).
2030: All homes must have at least an energy rating of D. Properties rated E, F, or G can still be sold or rented after this date without issues.
From 2028: Newly constructed buildings must be “zero-energy.”
